We offer independent advice throughourt the entire letting process and our clients can be assured of regular feedback to them. Our service also includes in marketing your property by recommending that a well presented and maintained property in a good decorative order and furnishings will do better in getting a quality tenant and as such, the latter will tend to treat such a property with greater respect.
Our terms and conditions for the landlords are very straightforward. As a rule, we prefer to an agreed comprehensive package or agreement with our clients so as to meet their requirements. Our charges are very reasonable and we can agree with our clients the fee structure on a percentage basis or flat fee basis whichever suit our clients.
We would manage your property in a personal level and because of our high quality professional service we provide, we liaise between you and the tenants should there be any problems arise.
We would charge a small reasonable fee* for managing the property. We believe that if you try to provide a free management service, then the agent will not take an interest in overseeing the property properly and efficiently. As such, by charging a small reasonable fee, it would help us to provide an improved and quality personal service.
We would advise our clients about the rental cost to the tenants based on the valuation of the property as well as on going market rates. We would advise them what suitable rent to be charged so that the property can be rented out quickly without any difficulty. We would advertise and market the property through our website if necessary, but we can also obtain tenants through other suitable means of contact that are available to us including mailing lists etc.
We would take out a comprehensive and credential check on the tenants. We would also negotiate a good rate with an insurance company so as to obtain rental guarantee insurance on the would-be tenants renting out your property.
A standard legal document and any necessities to comply with the terms of a tenancy agreement including all legal formalities would be set up and served on the completion day.
In return for a very competitive small fee, we provide a very comprehensive service in the management of your property:-
* Property Maintenance – ensuring only competent and insured contractors to carry out the work should there be any impair to your property.
* Rent Collection – provide all the statements of any receipts and payments that have incurred out of the income rental.
* Quarterly Assessment – periodic inspection on electrical and other energy function to make sure that your property is properly maintained by the tenants and reporting back to you.
* Tenancy Renewals – any negotiation on the renewal wil be done on your behalf and if necessary, drawn up a new contract if the tenants wish to remain in the property. For your information, we do not charge any renewal cost to our clients but we do ask for a small cost for drawing up a renewal agreement.
* Tenancy Termination – extensive check on the entire inventory when the tenancy has finished and any misplaced items or the property is in disrepair, we will deduct from the deposit monies. All necessary paperwork in regards to the utility companies will be dealt with and we will inform you any feedback.
